Rooms and what a stay costs

What every room includes

Each room is ready on the day you arrive. Nothing on this list is an optional extra:

• A furnished private bedroom with bed linen, storage and a work surface.
• Heating, cooling, lighting, water and electricity as part of the room, with no separate meter to open in your name.
• House-wide Wi-Fi, and access to the shared kitchen, lounge, bathrooms, laundry and garden.
• Cleaning of the shared areas on the house schedule, and a full clean of your room between stays.
• A named contact for the house, plus the guest dashboard where your request, documents and payments live.

How prices are shown

Nightly rates, monthly rent, deposits and one-off fees are set by the owner and stored in one place. The room cards below and the quote you see at checkout read from that same source, so they cannot disagree with each other.

Where a room card shows a dash, the amount has not been published for that room yet. Ask us and we will confirm it in writing before you commit to anything.

Every figure is Japanese yen. Consumption tax is calculated by the server for each line of your quote rather than added as a rough percentage at the end, and refundable deposits are never taxed.

Optional extras

Extras are exactly that: optional. Consoles, televisions, laundry, airport transfer, cleaning beyond the standard schedule and concierge services are priced per item in the catalogue below and are added only if you choose them.

The price you are shown when you add an extra is the price recorded on your booking. If the owner changes the catalogue afterwards, your existing booking keeps the amount you agreed.

Occupancy and who can stay

Rooms are let to the people named on the request. A second occupant in the same room is possible where the room allows it and must be declared before arrival, so that the house register and the shared-space arrangements stay accurate.

Admission decisions use neutral criteria only: whether the dates are free, whether the stay fits the room, whether identity documents check out, and whether the house rules are accepted. Nationality, ethnicity and national origin are never used as grounds to refuse.

Checking availability

A room shown as available has no confirmed reservation or owner block overlapping your dates at the moment you look. Availability is only held once your request is submitted and confirmed.
