House rules

Five rooms, one kitchen, one garden. These rules exist so that the house stays comfortable for everyone in it, and they apply equally to a one-night guest and a two-year resident.

Accepting them is part of every booking and every application. If any of them would not work for you, tell us before you request a stay rather than after you arrive.

Smoking policy

Smoking of any type of cigarette or smoking product is strictly prohibited indoors.

Smoking is permitted only in the designated garden areas outside.

This includes cigarettes, heated-tobacco and electronic devices, and applies to bedrooms, bathrooms, the kitchen, all shared indoor spaces, corridors, entrances, windows and balconies. Please use the designated garden area, where ashtrays are provided.

Smoking

Smoking of any product is prohibited indoors, anywhere in the house, including bedrooms, bathrooms, corridors and the balcony doors. Smoking is permitted only in the designated garden areas outside.

This covers cigarettes, heated tobacco, vaping devices and anything else that produces smoke or vapour. Deep-cleaning costs caused by indoor smoking are charged to the room.

Quiet hours

Keep noise low between 22:00 and 08:00. That means no laundry cycles, no vacuuming, no calls on speaker and no music audible from the corridor.

Outside those hours, use common sense: the walls are shared and someone in the house is usually working or resting.

Shared spaces

  • Wash, dry and put away what you use in the kitchen the same day.
  • Label anything of yours in the fridge; unlabelled food that has clearly gone is thrown away on cleaning day.
  • Clear the lounge of your belongings when you leave it — it is not personal storage.
  • Take the laundry out of the machine when it finishes so the next person can use it.
  • Follow the local rubbish separation and collection days. Getting this wrong affects the whole house.

Visitors and overnight guests

Day visitors are welcome in the shared areas and remain your responsibility while they are here. Overnight guests must be agreed in advance, because occupancy has to match the house register and the room's stated capacity.

Unannounced overnight guests are not permitted, and repeated cases are grounds to end a stay.

Safety

  • Do not prop fire doors open or obstruct corridors and exits.
  • Do not disable smoke detectors, even briefly while cooking.
  • Candles, incense and open flames are not allowed indoors.
  • Report anything broken, leaking or electrically odd immediately — early is cheap, late is not.
  • In an emergency call 119 for fire or ambulance, or 110 for police, before contacting the house.

Alcohol

The legal drinking age in Japan is 20. Alcohol is not served or sold in the house while the required permissions are pending, and where minibar alcohol is offered in future it will be age-verified.

You may of course drink your own alcohol responsibly in the shared areas, within the quiet hours and with regard for the people you live with.

Looking after the house

Treat furniture, appliances and rented equipment as if you will hand them to the next person, because you will. Damage beyond fair wear is charged at cost, with photographs and an itemised statement.

No alterations to the rooms — no drilling, no adhesive hooks on painted surfaces, no repainting.

Conduct

Harassment, discrimination, threats and unwanted filming or photography of other residents are not tolerated and end a stay immediately.

Disagreements happen in shared houses. Bring them to us early and we will mediate; do not let them turn into corridor politics.

Keys and access

Keys and access codes are personal. Do not copy, lend or share them, and do not let people you do not know into the building. Report a lost key straight away; replacement is charged at cost.
