These Terms of Use govern your access to and use of the WeLive website and services operated by ONE WAVE合同会社. By using the site, creating an account, submitting an enquiry, application or booking request, or staying at the residence, you accept the version of these terms in force at that time.
Each version carries a version label and a date. We keep the version you accepted so that you can revisit it.
1. Operator, scope and acceptance
WeLive is a service brand operated by ONE WAVE合同会社. WeLive is independent and is not affiliated with, endorsed by or connected to any other accommodation, coworking or hospitality company or brand.
These terms apply to the website and to every interaction with the service. Where a specific booking confirmation, house rules document or signed stay agreement covers the same subject, that document prevails for that stay.
2. Eligibility, accounts and accurate information
You must be legally capable of entering a contract to book or apply. Where a minor is involved, a parent or legal guardian must act for them if the applicable law requires it.
You are responsible for keeping your account credentials confidential and for activity carried out through your account. Tell us promptly if you believe your account has been used without your authorisation.
Information you give us in an enquiry, application, identity verification or agreement must be truthful, accurate and complete. Materially false or misleading information may lead to refusal, cancellation or termination, subject to the cancellation and refund policy and to mandatory law.
3. The service
WeLive is a five-room residence. Stays may be requested from one night up to a maximum of two years.
Availability, the legal operating mode of a given stay and your final eligibility depend on the inventory the operator has enabled, the approvals completed, applicable law and licensing, and the booking confirmation or agreement actually issued to you. Nothing on the site is an unconditional offer of accommodation.
4. Short stay and extended stay flows
The platform separates two operational flows: a short-stay flow, currently designed for one to fourteen nights, and an extended-stay flow, currently designed for fifteen nights up to two years.
These thresholds describe how we operate our own process — the paperwork, screening depth and agreement used. They are not a statement that a fifteen-day threshold by itself determines the legal classification of a stay under Japanese lodging, tenancy or any other law. The classification of a particular stay depends on the applicable law and on the arrangement actually agreed.
5. Enquiries, quotes and confirmation
A search, a price estimate, a quote or a submitted application is not a confirmed reservation and does not reserve a room.
A reservation is confirmed only when every condition displayed for that booking has been satisfied: the required owner approval, the applicable agreement, and the payment conditions shown to you before purchase. Until then, the room remains available to others.
6. Occupancy, guests and transfer
Only the occupants named and authorised in your booking or agreement may stay in the residence, and the stated capacity of the room and of the house may not be exceeded.
You may not bring unauthorised overnight guests, sublet, assign, list or otherwise transfer your room or your stay to anyone else. Visitors are subject to the house rules in force.
7. Identity verification and review
Bookings and applications may require identity verification and a manual review by a member of staff. Review criteria are neutral: they concern the completeness and consistency of the information, the suitability of the stay for the house, safety and legal compliance.
Final admission decisions are not made by automated means alone. A person reviews and decides, and you can ask for the reason for a decision.
8. Prices, taxes and payment
Before you pay, we show the room charge, applicable taxes, fees, any deposit and any add-on charges, together with the currency.
Payment is taken through provider-hosted checkout operated by Stripe, Square or PayPal. WeLive does not store full card details. The provider's own terms and privacy notice apply to the payment itself.
Payment services are provided by ONE WAVE合同会社, the merchant of record for your booking.
9. House rules and safety
You agree to follow the house rules in force during your stay. They cover check-in and check-out procedures, keys and access devices, smoking, alcohol, noise and quiet hours, care of the property and shared spaces, waste and cleaning duties, and cooperation with emergency, evacuation and safety procedures.
The specific rules are configurable by the operator and are shown to you before and during your stay. Where a rule changes materially during your stay, we will tell you.
10. Optional services and equipment
Cleaning, meal preparation, transport, interpretation, streaming and television upgrades, gaming and other equipment are separate optional orders. They are subject to availability, provider confirmation, inventory, service zones, schedules and lead times, and to any service-specific terms shown at the point of order.
Dietary, allergen and accessibility requests are handled with care but cannot be guaranteed to eliminate risk in a shared kitchen; the warnings displayed with each service form part of these terms.
11. Minibar and alcohol
Minibar items are charged as consumed, at the prices published in the catalogue at the time of consumption.
Alcohol is offered only if the operator has enabled it and only where it is legally permitted, subject to age verification against the legal drinking age in Japan. Until the compliance review is complete, alcohol remains disabled.
12. Equipment rental and deposits
Rented equipment is recorded with a condition record at hand-over and again on return. You must return the item by the agreed time and in the agreed condition, allowing for ordinary wear.
Where an item is damaged, lost or returned late, we may deduct a reasonable, itemised and documented amount from the refundable deposit. We do not apply automatic or arbitrary charges, and you may dispute a deduction.
13. Changes, cancellation and refunds
Changes, cancellations, refunds and no-shows are governed by the cancellation and refund policy displayed to you at the time of booking, by your booking confirmation or extended-stay agreement, and by mandatory law. Where they conflict, mandatory law prevails, then the signed agreement, then the displayed policy.
14. Damage and responsibility
You are responsible for direct damage to the property, its contents or equipment caused by you or by the occupants you brought in, excluding ordinary wear and tear and excluding anything not caused by you.
Any deduction or charge must be documented with evidence and an itemised explanation, and you have the right to respond before it is finalised where circumstances allow.
15. Prohibited conduct
You must not:
- use the residence or the site for any unlawful purpose;
- harass, threaten, discriminate against or endanger residents, guests, staff or neighbours;
- unreasonably interfere with other residents' quiet enjoyment of the house;
- provide false information, impersonate anyone, or attempt payment or identity fraud;
- attempt unauthorised access to accounts, systems, data or areas of the property;
- scrape, copy or systematically extract content from the site, or attempt to disrupt it;
- behave dangerously with fire, cooking equipment, appliances, weapons or hazardous substances, or breach the house rules.
16. Concierge and support
The WeLive Concierge is an automated assistant provided for convenience. Its answers are informational, may be incomplete and do not create binding commitments.
Fulfilment, refunds, disputes and any decision with legal effect are escalated to a person. You may ask for human escalation at any time.
17. Intellectual property
The website copy, layout, photography, the WeLive logo and the software that runs the service belong to ONE WAVE合同会社 or its licensors and are protected by applicable law.
You may use the site for your own personal, non-commercial purposes in connection with a stay or enquiry. You may not copy, reproduce, republish, scrape, resell or otherwise exploit the content, and you may not use the WeLive name or logo without written permission.
We claim no ownership of the content you provide.
18. Your content
When you send us messages, documents, photographs or other content, you grant us only the permission we need to receive, store, review and act on that content in order to handle your enquiry, application, stay, order or dispute, and to meet our legal duties.
You confirm that you have the authority to share what you send, including where it concerns another occupant, and that it does not infringe anyone's rights.
19. Availability, maintenance and force majeure
We aim to keep the site and the residence available, but we may need to interrupt access for maintenance, upgrades or security, and events outside our reasonable control — natural disaster, utility failure, fire, epidemic, government action or similar — may prevent performance.
Where such an event affects a confirmed stay or service, we will tell you as soon as we reasonably can and provide the remedies your contract and the applicable law require, including refunding amounts paid for what cannot be provided.
20. Liability
Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, for fraud, for intentional misconduct or gross negligence, or under mandatory consumer protection law.
Subject to that, we are not liable for indirect or consequential loss, and our liability for a particular booking or order is limited to the amount you paid for it, except where the law requires otherwise.
Your mandatory rights as a consumer, including under Japanese consumer law and, where applicable, the consumer law of your own country, are unaffected by these terms.
21. Indemnity
You agree to compensate us for direct losses, costs and claims we actually incur because of your unlawful conduct or your material breach of these terms or the house rules.
This applies only to the extent the applicable law allows, does not apply to losses we caused or contributed to, and does not reduce any mandatory consumer protection you have.
22. Suspension and termination
We may suspend or terminate access to the site, a booking or a stay where you materially breach these terms, the house rules or the law. Where it is reasonable to do so, we will give notice and an opportunity to put things right first.
We may act immediately and without prior notice where there is a genuine risk to safety, a suspected fraud, or a legal requirement to act. Where a stay is terminated, refunds follow the cancellation and refund policy, the agreement and mandatory law.
You keep the right of access to the records the law requires us to make available to you.
23. Privacy
Our Privacy Policy forms part of these terms and explains how we handle personal information. By using the service you acknowledge that policy.
24. Governing law and jurisdiction
These terms are governed by the laws of Japan.
The competent court has not yet been designated in this draft. The operator will name the forum before publication, based on the registered office of ONE WAVE合同会社 and on the mandatory consumer-jurisdiction rules that protect consumers in their own place of residence. Nothing in this clause will remove a right to bring or defend proceedings where mandatory law entitles you to do so.
25. General
If any provision is found unenforceable, the rest remains in force and the provision is applied as far as the law allows. Not enforcing a right on one occasion does not waive it.
You may not assign your rights under these terms without our written consent. We may assign ours as part of a reorganisation or transfer of the business, without reducing your rights.

The English text is the working master of this draft. Translations into Spanish, Portuguese, Italian and German are provided for convenience.
The final controlling-language clause is pending counsel review, and until it is settled we will not rely on a translation discrepancy to your disadvantage.
